In terms of Real Estate development, Cupertino has maintained relatively high home values due to its highly achieving primary and secondary schools, location and tech giants based in the area. For example, notable employers of this region are mainly compromised of school districts such as Cupertino Union, Fremont Union School District, and Foothill-De Anza Community College District. Geographically, Cupertino is found in the western edge of the valley bound between San Jose and Santa Clara. It spans to the base of the Santa Cruz mountains and has Saratoga to the south and Sunnyvale and Los Altos to the north.
Historically, the modern day boundaries of the city were mainly composed of orchards and land used for growing fruits and other agriculture endeavors during the 19th century. In the mid 20th century, the development of Cupertino's first housing tract as a result of the electric railway construction in addition to the merging of the city's largest landowners in the development of VALLCO a business and industrial park in the 1960's and later its neighboring shopping centers.
A majority of the housing developed post 1960's include some of its oldest housing tracts - Monta Vista, Rancho Rinconada, and later neighborhoods such as Seven Springs, Oak Valley were both developed or annexed by its expansion.
